Company Description Job Description NW Recruiters is seeking a Director of Real Estate Development.
This role will be responsible for creating new apartment opportunities (new construction and acquisitions) in an assigned territory for the company which includes deal generation and coordinating all aspects of the pre-development and zoning process.
Perform, coordinate and/or lead pre-development work such as preliminary architecture and site design, zoning issues, and local government support Calculate financial feasibility of proposed developments including pro forma analysis, profitability analysis, and internal rate of return analysis Prepare and submit financing packages including:
Low-Income Housing Tax Credit, Tax Exempt Bond, HOME, CDBG, FHLB / AHP grants, construction and permanent financing, and equity syndication or other appropriate funding sources Coordinate with other departments in order to successfully generate a pipeline of deals Distribute information to construction, management and accounting staff when appropriate Other duties as may be assigned from time to time.
QUALIFICATIONS Bachelor's degree (B.
A.
/B.
S.
) or equivalent 10
years of experience Must have multifamily development experience Section 42 low income housing tax credit experience preferred Language Skills - Ability to read, writes, interpret and analyze business publications, technical procedures and government regulations.
Ability to write and interpret reports, correspondence and manuals.
Ability to effectively present to groups of people including employees, vendors and the general public.
Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value (NPV), and various other valuation metrics.
Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
Computer Skills - Advanced experience with MS Office.
Travel - Must be willing to travel up to 40 - 60% of the time.
